One of the most common questions I get from buyers relocating to Atlanta is: “What can I actually get for $500,000 in East Cobb?” It’s the right question and the answer might surprise you.

Yes — and it’s actually one of the best price points in the entire Atlanta metro for what you get in return.
Unlike markets like New York, San Francisco, or even parts of Florida, $500,000 in East Cobb buys you a genuinely spacious, well-appointed family home, not a starter condo or a fixer-upper that needs $100,000 of work.
Here’s what the current FMLS data shows for homes priced between $475,000 and $500,000 in the Walton, Pope, and Lassiter High School zones:
That last number is important. In the $475,000-$500,000 range in East Cobb right now, buyers have real negotiating room. This is a meaningful shift from the frenzied market of 2021-2022.

Based on current FMLS active listings, the median square footage is approximately 2,035 square feet, though well-priced homes up to 3,300 square feet are available at this price point. That typically means four bedrooms, two to three bathrooms, and a two-car garage.
East Cobb is known for generous lot sizes. At $500,000 you can expect anywhere from a quarter acre to a half acre, with mature trees and established landscaping. Many homes in this range sit on lots that would cost significantly more in Alpharetta or Johns Creek.
The $475,000-$500,000 range in East Cobb will get you updated kitchens and bathrooms in most cases. Granite or quartz countertops, hardwood floors on the main level, and stainless appliances are standard at this price point. Homes built in the late 1970s and 1980s dominate this range — the median year built in current listings is 1978 , so expect classic construction with updates rather than new builds.
This is the most important factor for most buyers at this price point. Every home in this data set is zoned for Walton, Pope, or Lassiter High School, three of the top-ranked public high schools in Georgia. Walton is ranked #6 in Georgia by U.S. News & World Report and sits in the top 5% of all high schools nationally. You simply cannot find this caliber of public school zoning at this price point anywhere else in metro Atlanta.
If you want access to the Walton High School zone specifically, which consistently draws the highest demand, expect to be at or near the top of this price range and be prepared to move quickly when the right home appears.
This is a buyer-friendly pocket of the market. You have options, you have negotiating leverage, and you have time to make the right decision. That’s a meaningful contrast to the broader East Cobb market where well-priced homes in higher price ranges are still moving in under 20 days.
For families where school quality is the primary driver, East Cobb at $500,000 is arguably the best value in the entire Atlanta metro.
