If you own a home in North Atlanta, you’ve probably wondered: which updates are actually worth doing? Whether you’re planning to sell in the next year or just want to make smart improvements while you’re here, the answer might surprise you.

Each year, the Zonda/JLC Cost vs. Value Report ranks the most common home improvement projects by how much of your investment you get back at resale. The 2025 results are in — and I’ve broken them down specifically for homeowners in the North Atlanta suburbs.

Why North Atlanta homes are in a strong position right now

Suburbs like East Cobb, Johns Creek, and Alpharetta, consistently rank among the most desirable in metro Atlanta because of the top-rated schools, strong community infrastructure, and high buyer demand. That means smart renovations here tend to perform at or above national averages, especially curb appeal projects that make a strong first impression in competitive neighborhoods.

That said, one rule always applies: don’t over-improve for your neighborhood. If homes on your street top out at $550,000, a $100,000 kitchen remodel won’t push your value to $650,000. Your local market sets a ceiling and knowing it saves you from expensive mistakes.

The renovations with the highest ROI (2026)

Exterior Projects

In North Atlanta’s neighborhoods, curb appeal is everything. Buyers form an opinion within seconds of pulling up, and these three projects deliver the highest return of any renovation on the market right now:

In the North Atlanta suburbs, most homes were built between the late 1980s and early 2000s, which means a lot of original builder-grade features are still in place.

That garage door that came with the house 25 years ago? Likely uninsulated, possibly dented, and definitely dated. Replacing it with a modern insulated steel door, using your existing opener, is the single highest-ROI project you can do before listing.

The same goes for your front entry door: the original hollow steel builder door reads as tired to today’s buyers and can be swapped for under $2,500 with a dramatic visual payoff.

As for manufactured stone veneer, it isn’t a full exterior reclad. It’s an accent upgrade, typically applied to the lower front facade or around the entryway, over existing vinyl or wood siding. It adds an upscale, custom look at a fraction of what buyers assume it costs. One note: if your home is fully brick, stone veneer won’t apply, but the good news is a well-maintained all-brick exterior is already a strong selling point in our market

Interior projects — spend smart, not big

Kitchen

The standout interior project this year is the minor kitchen remodel — which jumped from a 96% ROI in 2024 to 113% in 2025. The key word is minor.

For North Atlanta homes — especially those built in the 1990s and early 2000s — this typically means:

  • Quartz or granite countertops replacing laminate
  • Updated appliances without moving anything
  • A tile backsplash and new hardware throughout
  • Better lighting

Average cost: $27,000–$28,000. Average return: over 113% of your investment back at resale.

What to skip: A full gut remodel. A $85,000 kitchen overhaul typically only adds about $32,000 in resale value, that’s a 38% return. Not worth it if you’re selling.

Bathrooms

A midrange bathroom remodel returns 74–93% depending on your market. In Johns Creek and Alpharetta — where move-up buyers expect spa-like features — focus on rain showerheads, double-sink vanities, updated tile, and extra storage. Skip moving plumbing or expanding the footprint.

Quick wins that cost almost nothing

Some of the best-performing “renovations” are barely renovations at all — and they’re especially impactful in well-kept suburban neighborhoods where buyers notice the details:

  • Deep clean the entire home
  • Fresh neutral interior paint
  • Refinish hardwood floors (returns ~147% of cost)
  • Replace dated light fixtures
  • Re-caulk and re-grout kitchens and bathrooms
  • Power wash the driveway and walkways
  • Fresh mulch and trimmed shrubs out front

What to avoid

  • Swimming pools — they reduce your buyer pool and cost $50K+ to install
  • Full kitchen gut remodel — only 38% ROI at resale
  • Luxury primary suite additions — 24–36% ROI, better for personal enjoyment
  • New carpet — most North Atlanta buyers expect hardwood
  • Highly personalized upgrades — hard to recoup in any market
